Loan Modification | Foreclosure Prevention

Like most all Americans we are having trouble making ends meet. My spouse is the bread winner and he is a commision based employee and since sales are down so are the paychecks. I am in the process of filing out a mortgage modification letter and getting all the necessary paperwork but wanted to know if there is anything that is especially important (besides the lower paychecks) that will get us the best results for the modification.

I don’t know to much about mortgage modification just that it can lower my monthly payment. Right now I am paying $2,075 per month on a 30 year fixed with a 6.35% loan. I have never missed a payment but I am always making late payments (never over 30 days). I really need my mortgage lowered but don’t want to ruin my chance at a mortgage mod by applying for one the wrong way, How do I do so? ive tried alot of things besides calling, i emailed them and tried BBB and other sites but no ones heard of it. my mom has already set up a loan modification thing with them yesterday and im gonna guess theyll say Im sorry but youre not approved and take the $1500 fee they demanded.

one other person told my mom that mortgage modification companies cant do it interstate. we’re in washington and the company is in california apparently.

Ok im behind on my mortgage unfortunately I have been going thru a financial harship im working on sending documents to the bank regarding my situation but was wondering if anyone knows what the banks are looking? Please note that my mortgage also increased since I had an adjustable rate. I am able to pay the first payment with no problem now that im working. Any advise is appraciated.
